What is the minimum duration of the contract?

The minimum duration of the contract is 5 years.

How do you select tenants and what profiles do you accept?

The large majority of Room Point’s tenants are seasonal workers, workers relocated by their companies for a period of time or remote workers.

In some cases we have students.

The selection of tenants is done in the same way as for long-term tenants:
In case of workers, the employment contract with the last pay slips is required.
In the case of students, a parental guarantee is required.
In any case, a personal interview will be carried out to get to know the future tenant better.

How do I know if my home will be cared for?

The Room Point team always has access to the property and periodically checks that everything is in order and that the rules of the property are respected.

Room Point offers a weekly cleaning service of the common areas of the property, provided by a team of professionals that allows us to have under control the state of the same at any time.

Additionally, our maintenance team will take care of any repairs caused by the daily use of the property and will also take care of any damage caused by the tenants.

Do I have to do anything?

Absolutely not.
Room Point will take care of the complete management of the property and the tenants for the entire duration of the contract.
In case of issues where the home insurance has to be involved, such as water leaks or damage caused by a neighbour, the Room Point team will contact the insurance company and ensure that all repairs are carried out as quickly as possible and of the highest quality.

If something happens to the tenants or the property?

Don’t worry, Room Point has liability insurance to cover anything that might happen.

When do I receive my rent payment?

You will receive your rent payment between the 1st and 5th of each month.

What happens if the rooms are not rented?

Even if the rooms are rented or not, you will continue to receive the initially agreed rent without exceptions or delays.

Is smoking allowed?

Smoking is not allowed inside the apartment, nor in the rooms.

In flats or rooms with a terrace, smoking is only allowed outside the flat.

Are couples allowed?

Not all rooms are suitable for couples, as it depends on the capacity of the house and the facilities.

Are pets allowed?

Pets are never allowed in the flats.
